A premium rental apartment was built to target non-Japanese families working for foreign-capital enterprises and wealthy Japanese nationals. The building boasts 25 grand units (approx. 150-325 m2/unit) with a total floor space of approximately 8,000 m2. Since apartment buildings composed only of such large units are rare to find, this establishment has a high scarcity value as a rental apartment.
Although the planned site has a large area of approximately 4,300 m2, it is located on a slope with an elevation difference of 10 m. In addition, for reasons related to the frontal road width, the building height was restricted to 15 m to further complicate fulfillment of the allowable floor area ratio.
The building was designed for many units to benefit from the western views by setting back each layer along the slope to restrict the building height and adding extra values with the abundant rooftop terrace spaces.
In terms of the plan view, the establishment is arranged in a staggered 'flying-geese' layout along the shape of the site to increase the exterior wall ratio and ensure that all the unit floor plans include at least 2 sides that are exposed to the natural light.
